CONSULTATION
​
Buying a home is complicated. We guide you through it. The wholething from the search, learning about certain areas and neighborhoods, makingsure your goals for you next home are clear, reaching those goals, to offers, and all the way to closing.

OFFER
​
Part of consultation, but a very important part is making sure you are paying the right price for the home, strategically working up and submitting the offer, and working up contract documents to be submitted.
What should your offer look like? What should your initial offer be if you want to end up at a certain $
amount? What other things are there to consider when submitting an offer? How should we word certain aspects of the offer? We guide you through this whole
process and work up/submit the legal documents for you.

NEGOTIATION
​
We work hard to negotiate not only price but other factors of the
contract including closing date, closing costs paid by seller, home warranties,
repairs on the home, etc. This is a very crucial part of the transaction!
Even if you are a great negotiator yourself, it is extremely helpful to have an intermediary in the negotiations so that you can stay above the fray.

TRANSACTION MANAGEMENT
​
Once your home is under contract there’s a lot that is
happening, not only directly involving you but a lot happening behind the scenes as well.
Transferring real estate is
complicated! You will have lenders heavily involved if you’re getting a loan - they have lots of requirements and procedures. You will also have the title co working out the details of the legal aspect of making sure that property gets transferred to you correctly.
Insurance companies, required contract documents, inspections,
appraisals, underwriting, repairs that the seller must do
before closing, etc… We manage this, making sure everything is happening in a timely manner, and problem solving inevitable snags along the way.

COMMUNICATION
​
Communication through all of this is crucial. We stay in
communications with your lender from the beginning, title companies, inspectors,
sellers, and you.
We don’t want you stressing not knowing what’s next or what is going on! So we stay in constant communication with you and everyone else to make sure everyone is on the same page and the transaction gets done
